The closure of Original Clothing Factory at 32–33 Market Place, Wokingham RG40 1AP has left a noticeable gap in the heart of the town centre. The empty unit occupies a highly visible, well-positioned spot — and many residents are now asking whether this could be an opportunity rather than a setback.
One name keeps coming up: Marks & Spencer.
A Food Hall Gap in Wokingham

Despite Wokingham’s strong demographics and loyal local customer base, the town centre currently lacks a major, high-quality food retailer. Shoppers often travel out of town for premium convenience food shopping — something that could arguably be retained locally.
Marks & Spencer has been increasingly focused on Food Hall-led stores, with many new and relocated branches prioritising food over clothing. According to retail property sources and previous location assessments, Wokingham has been on M&S’s wider list of potential towns when considering future Food Hall opportunities. See article here
With the right site now available, the timing may be right to reopen that conversation.
Why the Market Place Site Makes Sense
The former Original Clothing Factory unit offers several features that align with what M&S typically looks for in a food-focused store:
- Central Market Place location
- Strong pedestrian footfall
- Close proximity to parking and public transport
- A unit size that could suit a modern Food Hall format
- Surrounded by independent retailers, cafés and services
A Food Hall in this location could act as an anchor, encouraging people to spend longer in the town centre and supporting neighbouring businesses.
Should the Council and Community Get Involved?
Retailers rarely choose locations in isolation. Local authority engagement and visible community demand can make a real difference.
Wokingham Borough Council’s economic development team could:
- Proactively approach M&S’s property team
- Present local spending and footfall data
- Highlight Wokingham’s affluence, growth and catchment area
- Demonstrate community backing for a Food Hall-led store
Community support also matters. Retailers pay attention when they see clear evidence that residents want a store — not just tolerate it.
Have Your Say
So we’re asking local residents directly:
Would you like an M&S Food Hall in Wokingham town centre?
- Would it make you shop locally more often?
- Would it bring you into the town centre more regularly?
- Do you think it would help or harm independent shops?
Let us know in the comments, on social media, or by contacting your local councillors. If enough voices are heard, this could be a moment where the future of Wokingham High Street is actively shaped — rather than passively accepted.
As we’ve previously explored in our look at the future of the High Street, change is inevitable — but what replaces lost shops matters. The question now is whether Wokingham seizes this opportunity.

Yessss
Absolutely – we need a big M&S
Big M&S in Bracknell. More likely to be a foodhall. Lack of free car parking may be an issue unlike at Lower Earley or Woodley stores.
YESSSSSS!!!!!! We need an M&S!
Definitely need a decent store to bring people into the town.
Yes please!
Barclays is next door so potentially a lot of space
Yes or a decent clothes shop

Yes yes yes!!!
Yes please clothing and essential food
Yes!!!
We had an M &S in Wokingham town and they moved it .
Barry Smart they closed it,didn’t move it
Edwina Burgess they moved it closed it, what’s the difference. It’s not in Wokingham anymore. Yes we need something to attract more people I agree. But just pointing out we had a M&S
Definitely it will do well here
YES
Yes and I wish we could have had a Home Bargains or Range instead of McDonalds. A clothes shop would be great too. I love our independents but a chain clothes shop would be welcome too.
Claire Deegan Many years ago Heelas had a department store in Wokingham…
Geoffrey Ryder I’m quite a newbie to Wokingham. What a shame that so many shops have gone.
Does not fit their business model. Woodley one always busy and do not need to pay to park
Brian McArdle there isn’t an M&S in Woodley town centre. Only a food hall at Shepherd’s Hill
Mandy Long which is Earley, not Woodley
Karen Hills. Correct!
Mandy Long point was easy to park and get too
💯… really miss the M&S from the centre of town.
Lacks a major food retailer? #Waitrose
Anna Diane we have a Waitrose though
Jen Gough exactly, it’s a weird headline
Yes 🙌
Definitely. Will bring shoppers back into the town. Hugely missed.
Big fat YES!!!!
M&S left Wokingham when it had a bigger shop and parking. I personally can’t see it being anything except M&S food store and it has no parking.
Yes!!
Savers
Ruby Summer oh yes love a savers
I’d rather see something Wokingham doesn’t already have.
CeX
Moss Bros
Bring back Wetherspoons
More independent retailers not selling vapes and phone repairs…
Carolyne Wright
Greatly missed imo 🤔🫢
Yes really miss the convenience of an M&S in town
Yes they should never have closed the old one
There is already a coop and a waitrose very close by for food shopping. So definitely no for a M&S food hall.
Marion Welton Co op closed last week
Marion Welton Co-op has gone!
Yes!!!!
Yes definitely
Stella Ellis definitely.
Yes bring back marks and Spencer’s
Yes bring M&S back!
Yes bring back M&S!!

I unlikely support just a food store (find M&S too expensive) but I’d go if it also had clothing.
Yes
Yes yes yes
Wilko!
Georgia Lawlor YES
Robyn Draper god I hope!
Yes but clothes not food
Jessica Abraham they don’t do clothes-only shops. They are always clothes AND food
Yes
Why,just go to Bracknell,no traffic, lots of places to park and better shops
Would love an M&S in the town
Yes
Yes. Yes. Yes.
Absolutely, Wokingham needs something interesting, M & S would be really useful, and it would help the other traders in the town.
Yes !
Yes!!!
We don’t need an M&S, especially not a food store. There is already a large store at Camberley and another in Bracknell. Both have parking and the Camberley parking is free.
Sian Gates not everyone drives
Why would they reverse the commercial decision they made, only a few years ago, to invest in Bracknell as the shopping alternative to Reading and Camberly.
Yes definitely for clothes
Yes definitely
Yes please
Yes!!
Yes , absolutely
Yes please
Not enough floor space for M & S but definitely not food needed.
Why ? There are already lots of M+S in Wokingham (Food halls in Woodley and Lower Earley) , and stores in neighbouring towns
Yes
Why did they get rid of original store. Sure it could have been fitted in somewhere
Janet Precious the company has gone into administration. Nothing to do with the town or rent
Janet Precious we’ll have a chat about this when we meet up 😊
Tina Selwyn-Smith yes definitely x
Janet Precious insufficient trade.
No chains please! Split it into stalls for a nice-looking indoor bakers/deli/craft market.
Katy Lethbridge good idea
Absolutely 💯
Yes yes yes
M&S food was in Wokingham but left unsure why they’d want to reopen if it didnt work out before?
Mark Bradford it was part of a National structure . And WBC bought the building
Yes please.
Definitely need a clothing store
Yes we need and M&S back! Clothes please, all round selection of basics would be practical
Now.how about a small @tkmaxx
Too small for M&S – Home Bargain would be great
Cap Halley too small for home bargains and b&m. They generally go for retail park sites
There is already m&s food at the bp petrol station near Tesco.
🙏🙏🙏
Absolutely
River Island and a decent shoe shop maybe nice? X
It’s not as if there aren’t enough food stores in Wokingham ☹️
YES, YES, YES !!!!
Good idea !
Definatley 💚
Yes! Yes! Yes! Please!!!
Yes, an M&S would draw people into the town. The Original factory store isn’t big enough. How that discount store where Woolworths was has survived is beyond me. Wokingham needs a couple of high street shops.
We need a shop that suits all, and not out of everyone’s price range.
Mens, Womans and Children’s clothes, shoes and underwear, even school uniform. A small department store that could maybe take over that unit and Barclays. NOT that it will ever happen, but we can all dream!
M&S won’t return to Wokingham, when they have large stores local like Bracknell, Reading and Camberley.
Bonmarchè would be nice. B&M store.
Defo nothing in Wokingham worth goin in to the town
Vanessa Martin Please remember Robert Dyas! A little goldmine.
M&S clothes store would be great but another food store???
Geoff Pilgrim
Many of you saying bring back m&s, you appear to have completely missed their business model where they closed hundreds of stores in towns
Jillian Hardie I think it’s because they were scouting for a place here for a Food only outlet? That would be nice. Their reduced stickers are legendary 😉
Claire Deegan used to regularly frequent 3 tuns petrol station m&s after work. I love their serrano rolls, keeps me going while at “home”
Jillian Hardie that was about a two minute walk from where I lived.
No I think we should have a coffee phone and vape shop
There used to be an m&s in Wokingham- closed down and the large charity shop replaced it
No need we already have waitrose
Darren Phillips No other Supermarket beats M&S
Victoria Fletcher I agree
Darren Phillips and Aldi and Lidl and Sainsbury’s and Tesco
Yes
Yes please
Yep
Joan would like to see an Iceland back in its old shop.
Yes a clothing store would be great M&S or UNIGLO
Ive all ready written to them begging them to come back !
A natwest bank any bank would be good
Stuart Hood 😂😂😂😂
Yes, would bring people into town. Particularly good for older residents who don’t always want to travel to Bracknell and Reading for food.
Yes !!!!!!
Iceland would be OK
George Pike that was where The factory shop is now. Insufficient trade
Definitely
Yes, Wokingham needs other shops/stores other than coffee shops/barbers and hairdressers.
Yes!
Definitely! Clothes and food please.
Yessssssss!!!! Please!!!!
Yes most definitely
Definitely
Yes that would be great bring MS back .
A food hall without a car park will fail. They would never come. Also, there’s a Waitrose across the road!
Andrew Payne I don’t know why they gave up their original building! It was always busy in there and as you say there was a car park. I know they opened up in Bracknell but there’s definitely room for both.
Sandy Sweet Apparently the old store was getting killed by people buying clothes from other M&S stores and then returning to the Wokingham one. I think they should have made the old one in to a dedicated food hall and bin off the clothes.
Andrew Payne absolutely agree. Food only. That’s how it started and was very successful. Just like the one at Shepherds Purse roundabout which is excellent.
I still miss M and S in the town but I guess it closed for a reason?
Definitely
Hello everyone business rates and minimum wage kill it, plus no parking and parking charges where there is are increasing quarterly at the moment in Wokingham – no incentive for any company to open
Absolutely
Definitely
Definitely
Yes!
Definitely
Brilliant idea
Definitely
No need. My nan’s already called M&S head office a few weeks ago and asked them if they can move into the Factory shop. 🤣👏
Rachel Cole I know she did!!!🤣
I can’t believe they wouldn’t make money in Wokingham
M&S clothes
Yes we need decent shops in Wokingham that people can actually afford to shop in and also shops that sell products customers actually need . We also need a decent affordable clothes shop
Vicki Wigham but they don’t last we have MandCo Dorothy Perkins New Look Top man they have all disappeared
The town definitely needs M&S and anything else other than barbers, hairdressers and nail bars
Yes 🙌🏻
Oh yes indeed!!’
Definitely yes yes yes
Definitely yes
Definitely please. Many of the older residents of Wokingham have stopped driving. They want quality supermarkets like M&S in the town within easy reach. They do not want to go to Bracknell or Blackwater to M&S food shops.
100 💯
Yes, we need more clothes shops in Wokingham so that it meets the need of so many people. Many of us want to walk to town to buy clothes and not to have to drive to Bracknell. We need M&S!
Yes
Yes!!!!
Yes.
Yes yes 👍
Yes pls
Yes!!
Good idea but where would they park I can’t see anyone go there without a car park
M&S won’t come back, as it would be against their policy. They closed because they took in too many online shopping returns and didn’t make a store profit as a result. (I knew the old manager.)
Yes yes yes please it is really needed not necessarily the clothes but definitely the food store it is really needed
Yess
Seeing the bank that was next to original factory empty convert the two into Primark.
Yes definitely 👍
Yes come ba k.marks and Spencer clothes and food hall give waitrose a bit competition as they deffo going downhill at the moment
Why couldn’t that place be turned into something like a farmers market, 3/4 small independent businesses all sharing the space and rent.
You’d need to reach out to the private landlord too. They’ll want some say in who occupies their building!
Yes M & S food hall would be great with car parking being an absolute….
M&S for clothes with a range of the useful basics. Wokingham needs this
They were here and they left, so I doubt they’ll come back. And that site had it’s own car park!
Poundland, Uzbekistan vape, Turkish barbers and Zombie Knife warehouse is what is needed.
M&S
Yes.
200%
Feels a bit small for an M&S Foodhall. Unless they can knock into the old Barclays next door too? Maybe M&S could go into Poundstretcher or Forces Support instead and they move into TOFS space?
There’s a car park behind.
It was great when we had M & S in Wokingham, used to be where the large Charity shop is now, it was always busy too and free parking with your receipt.
Yes please! Some nice cloths ships for men and women would be nice! Definitely don’t need any more coffee shops!
No we have Waitrose, Aldi and Tesco. Morrisons just closed, why do we need another food shop
Yes to M&S clothes only not food as there’s no shops like that in Wokingham
M&S left some years ago because of low footfall. It won’t come back in a hurry.
Would love Homesense
I’d love to see M and S back in Wokingham. Their food is excellent! A bit of competition for Waitrose wouldn’t do any harm.
Definitely it would be great a favourite for most
Yes please.
Yes food and clothes awesome
Go for it!
